Commune visits your property to evaluate the layout, room configuration potential, building rules, and location. We look at the number of rooms that can be created, shared space potential, natural light, and proximity to MTR stations.

Agreement

We offer three partnership models to suit different risk preferences:

Revenue Share

You earn 70% of net revenue. We handle everything. If monthly revenue exceeds the agreed floor, you earn more. Typical for properties where Commune invests in the fit-out.

Performance-Based

We operate as your consultant. You receive the majority share of net revenue. We commit to minimum revenue targets.

Fixed Rent

We pay you a guaranteed monthly rent. No vacancy risk. We take the upside.

Design & Fit-Out

Commune handles the full renovation. CapEx investment by Commune is typically HKD 50,000–100,000 depending on property size and condition. The break-even period is defined in the agreement.

Go Live

Members are matched via the Commune platform. Stripe handles all payments automatically. Commune provides weekly housekeeping, linen service, and amenity restocking.

Monthly Reporting

Every landlord receives a detailed monthly business report by the 1st of the following month. It includes: total revenue, expense breakdown by category, vacancy rate, member demographics, and your net payout calculation.

Reports are also accessible anytime via your online dashboard at platform.communeshare.com.
